Buying a home, investment, and/or vacation property here in Mexico? Buying property here in Mexico is super easy!  


We will guide you through the entire process, and arrange the Fideicomiso (bank trust) for you. Setting up a bank trust is required for us foreigners to purchase property 50 miles from the Mexican coastline. 


Steps to buying a home here in Mexico:


  • Find a Real Estate Agent: The first step to buying a home in Mexico is to find a reputable real estate agent who can guide you through the process of buying a home here. We are experts in our market, as well as with the local regulations and legal requirements.


  • Choose a Property: Once you have let us know you are ready, we will search for properties with you that fit your budget and needs.


  • Negotiate the Price: Once we find a property you like, we will negotiate the price with the seller on your behalf.


  • Obtain a Notary Public: Here in Mexico, the role of the Notary is different than in the US and Canada. All real estate transactions are processed and finalized with a Notary Public. The Notary is responsible for verifying that the transaction is legal; obtaining government permits for us foreigners to buy property here; verifying the property has a clear title; and arranging the Fideicomiso (bank trust). We can refer different Notaries we like to work with, for you to chose from. 


  • Complete the Purchase Agreement: We will prepare the purchase agreement fore you that outlines the terms of the sale, including the purchase price, and any conditions or contingencies.


  • Escrow: We will as well arrange to have the escrow account opened for you. 


  • Pay the Deposit: Once you and the seller have signed the purchase agreement and the escrow account is open, you will need to pay a deposit (usually around 10% of the purchase price) to the escrow account, to secure the property for you. 


  • Conduct Due Diligence: Before the closing, the Notary will conduct due diligence to ensure that the property has no liens or encumbrances and that all necessary permits and documents are in order.


  • Closing: At the closing, the final documents will be signed, and the remaining balance of the purchase price will be paid. Your Notary Public will ensure that all legal requirements are met, and the property is transferred into your name.


  • Register your Property: The Notary will register the property with the local government, and ensure everything is compliant with legal requirements. 


  • Permanent Residency for Tax Savings: We can as well handle the process of you being registered in Mexico as a permanent resident for the purposes of tax savings if you chose to use your property to generate revenue for yourself via rental returns, and as well to save money in capital gains when you decide to sell sometime in the future.
